A month earlier than in other years, the search for student housing began this year as a result of the announcement of bases, which in the past occurred towards the end of August. According to the Spitogatos e-ad network, traffic to the site increased by 50% compared to the corresponding period last year (end of July – beginning of August), while inquiries of interest to advertisers also increased by 60%.
However, rising rents, declining student housing available, and high demand are of concern to stakeholders. As a reminder, although student housing has shown a 14.6% increase since the bases were announced until today, the average asking price for renting student housing increased by 7.7% compared to last year, reaching 8.3 euros / sq.m. .
The average offer price for renting student housing increased by 7.7% compared to last year.
According to Spitogato, “in addition to all of the above, the “descent” of students of many academic years to the cities where universities are located, as probably on the basis of current sanitary protocols, courses will be held this year for life. Thus, students of all courses who, due to the pandemic, either did not rent a hostel or left the one they left behind, will get into the search battle.
In this context, there are many stakeholders who are thinking about cost sharing, looking for a larger apartment near schools or metro stations.
Moreover, one-bedroom apartments in areas of Athens are significantly more expensive (in euros/sqm) than apartments that can accommodate more people. For example, in purely student areas such as Zografou, Goudi and Egaleo, the average asking price for renting two-bedroom apartments is only 32% higher on average compared to one-bedroom apartments.
