The PSD-PNL coalition wants to introduce a special tax on houses/apartments and expensive cars. As for buildings only, according to the official document, this will apply to individuals who own/co-own residential buildings located in Romania, if the taxable value of the building exceeds 2.5 million lei.

Practically, the rate of 0.3% will be applied to the difference between the taxable value of the building, notified by the local fiscal authority in the tax ruling, and the maximum amount of 2,500,000 lei.

Adrian Vascu, Senior Partner at Veridio and former President of ANEVAR, says that:

1. The sources have not changed since the last draft

2. There will be no significant revenue to the state budget from this new tax.

3. It is payable by April 30 of each year. If there is something to pay.

“I can even say that it is a shell without a snail. And absurdly, if it was a snail, we imagine what speed it would have,” he told HotNews.ro

He also recently gave the example of a 100 sq m apartment on Piata Victoriei in Bucharest. The amount of taxation is 250,000 lei.

“If you have 10 such apartments, you don’t pay anything. If you have 11, you pay 150 euros (0.3 percent of the difference),” Adrian Vascu explained.

So, according to him, the initial area of this new fee was narrowed from all types of real estate owned by an individual to only residential buildings, and the share was narrowed from 1 percent to 0.3 percent.

“What used to be a small contribution to the budget has now become a big nothing. Let there be a series of measures,” concludes the expert.
