It is expected that one of the largest projects will be launched in the near future. regeneration projects in Thessaloniki. The reason for the reconstruction of the premises of the former brewery “Fix” at the western entrance to Thessaloniki. This is a project promoted by Dimand Real Estate and reportedly will require funds in the order of 150 million euros. Construction work is scheduled to start in the second half of the year.

On the site of the old factory, new premises will be created, the area of ​​​​which will exceed 51,000 sq.m. and will adapt to different uses. About 36,000 sq.m. will include new buildings, and 15,500 sq.m. concerning the use of architectural monuments. At the same time, out of 36,000 sq.m. use of about 28,000 sq.m. create 220-230 new apartments. In the remaining 8,000 sq.m. the construction of a new hotel is planned.

Accordingly, for 15,500 sq.m. of the surviving buildings, the development of residential, catering, hotel and commercial stores (such as daily necessities) is being studied. It is also intended to create a museum space, possibly a small craft brewery, to connect with the history of the property.

Adding some office space is also considered possible, but not a priority as directly across from Fix Dimand’s facilities in a joint venture with Prodea Investments, AEEAP is currently developing the 15,600 sqm HUB 26 office complex. sq.m., which will be the first commercial bioclimatic facility in Thessaloniki.

Recall that the industrial property of Fix was built in 1888, first as a distillery, and then as a joint property of the Allatini, Misrahi and Fernandez business families of Jewish origin. In 1912, it began operating as the Olympos brewery, and since 1926 it has been owned by Karolos Fix. The company’s bankruptcy in 1983 led to the closure of the division. The first (temporary) buildings are categorized as preserved, while the later ones have been used in recent years as places of recreation and culture.

Essentially, Dimand’s strategy for this particular site follows a model that has been successfully piloted in Attica, specifically in the area of ​​Agios Dionysios in Piraeus, through the purchase and renovation of the former sites of the Papastratos tobacco industry. On the site of the old infrastructure and the main site of the plant, modern office buildings are currently operating, rented, among other things, by the Teleperformance group and Alfa-Bank.
