New “bakery” of development projects logistics launch next period real estate investment companiesand real estate development groups such as Dimand, who have focused their activities on the wider area of ​​Western Attica, with a focus on Aspropyrgos and now Thessaloniki, a promising market that has so far remained untapped.

Demand. One of the largest projects is being promoted by Dimand, which is promoting research into the licensing and use of 355 acres in Thessaloniki. The reason for the former installation of Balkan Export, where Dimand aims to create the largest cargo center in Northern Greece, with a total area of ​​120,000 sq.m. The investment is estimated at 160 million euros and will be implemented in two separate phases.

Orilina Properties. Orilina Properties AEEAP, the company of Brevan Howard and investor Mr. Trifon Natsis, has also chosen the Thessaloniki location for its first investment in the logistics sector. The company recently acquired a 46.8 acre site at Km 1 of the Chalasstra-Xindow Provincial Road to develop a logistics facility.

Trastor. Trastor recently announced another major move to Aspropyrgos, where it has held a strategic position in recent years. The Listed Company has acquired a 30-acre site on which a 23,800 sqm state-of-the-art logistics center is under construction. Trastor will acquire the building when it is completed in 2024. The company plans to include at least 48,000 sq.m. new LEED-certified storage facilities. The ultimate goal of the listed AEDP of the Piraeus Bank Group is to form a portfolio of about 150,000 sq.m. in the area of ​​Aspropyrgos.

Shareholding is a promising market that has so far remained untapped.

Prodea Investments. Accordingly, Prodea Investments is planning its next major project in Aspropyrgos, as it began acquiring a 110-acre site last year that it is trying to develop in terms of urban planning. There, he launches the construction of a 40,000 sq.m. logistics hub. As announced by the company, by 2025 it plans to create a logistics portfolio with a total value of 150 million euros, compared with 70 million euros at the end of 2021.

The company recently completed the acquisition of a complex of four logistics facilities with a total area of ​​59,015 m2 in the Aspropyrgos area for 38 million euros. The corresponding preliminary agreement was already signed in December 2020.

New property. Noval Property Group BIOHALCO is also planning its first investment in the logistics sector. For this purpose, one of the properties acquired by the company about a year ago as part of a capital increase through a non-cash contribution is being used. This is due to the old industrial plant, located on an area of ​​25 acres in Mandra, on the old Athens-Thebes highway. The construction of a modern logistics warehouse center with an area of ​​about 10,000 square meters has already begun there, the investment is estimated at 8 million euros. The project is expected to be completed by the end of the year, with an agreement already signed to fully lease the building to a freight forwarding company.

Premium Real Estate. Premia Properties AEEAP has also built a portfolio of nine logistics properties with a total value of 120 million euros, highlighting this category as one of those in which it invests strategically.

Brik Properties. Accordingly, Briq Properties has begun construction of a new 19,230 sq.m. logistics complex. The project will be completed by mid-2024, creating a single logistics complex (together with existing buildings) with a total area of ​​44,500 m2, with an estimated investment of 30 million euros.
