In Dimanda, the work of the courtyards of Piraeus

Real estate development company Dimand is implementing a project with a budget of 81 million euros to build new Piraeus courts. Following the competition, the Courthouse Funding Fund (TAHDIK) overruled Golden Horizon’s objection to the contract and awarded the Hub 204 project to Dimand’s Special Purpose Company. The latter proposed the site “Daskalaki” in the area of Agios Dionysios for the construction and placement of ships. This is a property with an area of 17,000 sq.m. with an existing building of 4400 sqm owned by the Papastratos tobacco industry. At the moment, an office building of up to 36,264 square meters can be erected, which exceeds the needs of the Piraeus courts. As can be seen from the decision of TACHDIK, issues related to parking spaces at the proposed facility, as well as the safe entry and exit of vehicles, were taken into account.

For its part, Golden Horizon offered to build the Piraeus Courts in the Kerani building on Piraeus Street, which the company acquired in 2019 at an auction.

They will be erected on a site in the area of Agios Dionisios with a budget of 81 million euros.

The project concerns the construction and sale of an office building with a total area of 30,000 sq.m. to the Ministry of Justice. (with the possibility of increasing the area by 5% or reducing the area by 5%), suitable for Piraeus courtyards. It received funding from the Recovery Fund, namely 63.8 million euros, with the remaining 17 million euros coming from the Public Investment Program.

The TACHDIK tender was also held at the end of 2021 without a final selection of the contractor, as it was canceled due to appeals from both sides between the two candidates, which in this case were also Dimand and Golden Horizon. The call for tenders was amended to clarify some points and the process was re-announced a few months ago.

The Piraeus courtyard development project dates back to the early 2000s, with various solutions emerging over the years, none of which have been successful. Among other things, the former “Kerani” tobacco warehouse in the Nicaea area (this property is different from the one in Piraeus street), the former CHROPEI facility in Faliro and more recently the building of the Rally School in the center of Piraeus has been proposed.
