It is reported that Dimand Real Estate has won the competition of the Ministry of Justice and, in particular, the Court Building Financing Fund (TACHDIK) to locate courts in Piraeus. Market sources note that the tender commission appears to have gone as far as the listing company’s proposal with a “yes” vote. This will be followed by the formalization of this positive recommendation to the Board of Directors of TACHDIK, in order to then proceed with the process of signing the corresponding contract.
The corresponding project worth 80 million euros concerns the construction and sale of an office building with a total area of 30,000 sq.m. to the Ministry of Justice. (with the possibility of increasing the area by 5% or reducing the area by 5%), suitable for Piraeus courtyards. The project received funding from the Recovery Fund, namely 63.8 million euros, with the remaining 17 million euros coming from the Public Investment Program. In addition to Dimand, a proposal to accept this contract was also submitted by an interested structure of the Israeli investment group Golden Horizon. Dimand offered Daskalaki real estate for the construction and placement of ships. This is a property with an area of 17,000 sq.m. with an existing building of 4,400 sqm purchased by the Papastratos tobacco industry. At the moment, an office building of up to 36,264 square meters can be erected, which exceeds the needs of the Piraeus courts.
Market sources note that the tender commission seems to have reached the company’s offer.
Accordingly, Golden Horizon offered the 30,000 m2 Kerani building on Piraeus Street, which was acquired in 2019 at an auction. This is a building that has been empty for the last 25 years. The information indicates that the respective proposal was declared unacceptable for various reasons, mainly technical, as it provided for the creation of parking spaces on the roof of the building. However, such a solution would create static problems and is also considered unsustainable for operational reasons due to the time it would take to serve visitors and building users given that many of them would be coming and going at the same time. hours a day. However, even in the past, it seemed that a solution to the Piraeus ships would be found, but without a positive result. The tender in question was repeated at the end of 2021, but the contractor was not finalized as it was canceled due to appeals from both sides between the two candidates, which in this case were also Dimand and Golden Horizon. The call for tenders was amended to clarify some points and the call for tenders was re-announced a few months ago.
Since 2000
The lodging of the Piraeus courts is a matter that dates back to the early 2000s. Various solutions have arisen over the years, but none of them have been successful. Among other things, the former Kerani tobacco warehouse in the Nicaea area (this is not the same property as in Piraeus street), the former CHROPEI facility in Faliro, and most recently the Rally School building in the center Piraeus has been proposed. However, none of these solutions succeeded in obtaining the necessary consent or the means to complete it. Whether there will be “white smoke” this time is still unknown.
