Following the Municipality of Athens, which demanded a 50% reduction in objective values, the Municipal Council of Glyfada also asks in a letter to the Ministry of Finance to adjust the prices of the zones, since there has been a significant increase since the last revision.

“The resulting taxation is unbearable, and in many cases it resembles the ‘confiscation’ of the property of the residents of Glifadi and will inevitably lead many of them to sell their property,” the city council notes in its resolution and calls on the Ministry of Finance to proceed with the revaluation of zonal prices “based on a new assessment , which should be prepared with the participation of the financial services of the Municipality of Glyfada, who will provide the data.”

He also notes that the municipality will instruct “a sworn assessor to draw up an appropriate report on its part, if the ministry says it intends to take into account such an assessment for a better evaluation of all data.” However, he is asking for an extension of the deadline for completing the evaluation, which is 20 January.

According to the decision of the municipal council, there are cases of encumbrance of property:

Cases are known when ENFIA increased to 450%, according to a letter from the City Council to the Ministry of Finance.

• For 2022 with ENFIA in the amount of EUR 3,501.11, while in the previous financial year the tax was determined in the amount of EUR 865.57, i.e. a 304% tax increase was recorded.

• For 2022 with ENFIA of EUR 2,632.51, while in the previous financial year the tax was determined at EUR 465.94 (an increase of 465%).

• For 2022 with ENFIA of EUR 2,369.27, while in the previous financial year the tax was determined at EUR 419.35 (467% tax increase).

• For 2022 with ENFIA of EUR 5,367.42, seven times more than in the previous financial year, when the tax was determined at EUR 745.38.

He also notes the presence of land plots with an old building (before 1975), which are the first place of residence of the owner and on which it is impossible to add additional floors, since they do not meet the conditions of sustainability under the conditions of new development. The only solution to cover the entire building factor for these owners is to demolish their old homes. These cases are taxed in particular, as the ENFIA percentage received is huge due to the large increase in the total starting price of the plot due to the inclusion of the right to grow and surcharges of 100,000 euros depending on the total value of the property. . In these cases, the inclusion of the right to increase in practice results in an increase in ENFIA of more than 400%.
