“Moi Dom”: Acceptance of applications for a housing loan begins – Conditions

The first phase of the My Home program is being implemented by the Public Employment Service (PYPA), effectively launching a new government housing policy that was halted in 2013 with the abolition of the former work housing organization.

Speaking to APE-MPE, DYPA Governor Spyros Protopsaltis said that the start of applications for the new Youth First Home Program from Monday, April 3, 2023 marks a restart of housing policy in our country “after more than 10 years of complete absence of new action in this critical area.

As he points out, “as the OEK’s universal successor, DYPA (formerly OAED) took over all of its outstanding obligations and set about completing the long-suffering projects that had been delayed for many years by suffering citizens waiting to be acquired. housing, but has not implemented any new actions or any new program.”

That changed last year, when the Jobs Again and My Home Acts introduced cutbacks and changes that strengthened the key and multi-faceted role of DYPA, Mr. Protopsaltis said, which now takes the lead in planning and implementing restarting the government’s new housing policy.

Through these interventions, DYPA has gained competence in the field of housing policy, as well as new tools, among which the necessary flexibility to manage and use its relative reserve (more than 1.5 billion euros) and real estate.

At the same time, he now has the opportunity to partner with public and private organizations to build real estate in order to protect housing for the workforce and youth, and the introduction of appropriate rules for the properties he owns allows for their better exploitation and increase in income for her.

“Now a modern structure is being created that gives DYPA new opportunities to implement programs that will cover housing needs, implementing what is envisaged by public housing policy, avoiding the losses and delays of the past, and implementing innovative and targeted methods and policies. based on European experience,” says Protopsaltis.

Program “My home”.

Thus, the first action is the “Spiti mou” program, which aims to provide loans to young people and young couples to purchase their own home, and applications to participating banks begin on Monday, in accordance with the schedule that has been announced.

As mentioned in a recent press conference given by Minister of Labor and Social Affairs Kostis Hatzidakis and Minister of State Akis Skertsos, loans – low-interest and interest-free housing loans – for the purchase of a first home criteria of age, income and property, which apply cumulatively and are addressed to young people in aged 25 to 39 years (as of the date of application for a loan) and couples (including those bound by a cohabitation agreement), if one of the two is 25-39 years old, as of the date of application for a loan.

The minimum income limit is set at 10,000 euros, while a higher limit is set for the provision of heating allowance, i.e. 16,000 euros for singles this year, 24,000 euros for married couples, which is increased by 3,000 euros for every child. In addition, for single-parent families, the limit is 27,000 euros with an additional 3,000 euros for each child after the first.

A prerequisite is that young people do not have other assets that cover their housing needs. The property suitable for habitation, in the case of unmarried and childless beneficiaries, has a size of more than 50 sq.m, and for the rest, the size is increased by 10 sq.m. on a family member. In addition, properties with a joint ownership share of more than 50% are considered suitable, and they also have either full ownership or usufruct. In addition, property that is in the same regional unit as the place of work or profession is eligible (outside the region of Attica, where it is considered suitable if it is located within it, with the exception being the islands, where the property must be located within islands other than Crete).

“Using the new responsibilities and new tools added to its quiver by the Back to Work and My Home laws, DYPA is implementing initiatives to support the country’s young men and women in practice, giving them the opportunity to start a new period in their lives. life, get your own home, become independent and start a family. DYPA stands firmly by the side of young men and women, supporting them in their further professional and personal development with all the means at their disposal,” emphasizes Mr. Protopsaltis.
