The industrial segment of the real estate market has an amazing dynamic that continues despite the uncertain economic conditions in the country. One of these dynamics is supported by the concept of sustainable development, which is more and more present in the approaches of industrial shop or warehouse developers.
Both large companies and SMEs with development plans are looking for new premises to carry out their production activities or to store materials, goods, stocks. Thus, the pre-leasing percentage is already 50% for Modulis, the new industrial park in Brasov developed by QUALIS Properties SA
Modulis is a mixture of warehouse and office space. The first phase of the project is located on an area of approximately 50,000 square meters. m, with a leased area of 20,000 square meters. m, structured in 10 halls. The project will continue with Phase II, which will consist of 11 halls with a total area of 22,000 square meters. warehousing and small production facilities will predominate, to which the function of temperature control will be added – a component affected by current market requirements.
The dynamics of this sector of the real estate market until July 2022 fluctuated depending on the economic situation, and the total area of contract warehouses exceeds 10,000 square meters. The advantage of the 10 halls is the modular structure, and the available areas vary from 660 sq.m to 2000 sq.m. Among the tenants are Modulis Aquila – one of the main providers of integrated distribution and logistics services, Auto Total, Elit Romania and Red Service – companies in the automotive sector and Global Hub – a company in the top distributors in Romania.
“The project is especially aimed at small and medium-sized companies at the stage of development, expansion or relocation. Currently, the local market is experiencing a shortage of modern, properly equipped production and warehouse facilities that meet the company’s current and future needs from a logistical and technical point of view. The quality standard will help the companies participating in the project to develop and grow their business in a stable and sustainable manner.” sayDragos Sigau, general manager of QUALIS Properties.
All these enterprises have roughly the same requirements for the desired halls: new designs, better premises, strategic positioning, flexible surface, as well as prospects for sustainable development of the respective enterprises and even the surrounding community.
New industrial shops. Objects and sustainable development
Every year, companies are more and more interested in the constructive solutions of developers of industrial parks or warehouse complexes, including the energy efficiency of workshops and care for the environment, reflected in the relevant real estate projects.
Modulis is characterized by energy efficiency, numerous conveniences and modularity. This degree of flexibility means adapting to new paradigms emerging in industry and logistics. The project also includes a renewable component in the form of photovoltaic solar panels with an installed capacity of more than 2 MWh, the green energy needed to operate the park. Rainwater will be collected through a system of special gutters, and its accumulation in the tank will serve the irrigation system.
The Modulis Industrial Park will include the country’s largest fast charging center for electric/hybrid vehicles, with more than 20 fast charging stations. All owners of such vehicles will have access, they will be able to charge them using super-fast stations and green energy.
