From the point of view of the law, a mobile home, caravan or camper is considered a mobile seasonal dwelling.

If possible park on land classified as a non-development zone, certain terms and conditions apply. In particular, you should determine the length of time you wish to use your recreational vehicle on undeveloped land.

Mobile home on undeveloped land: for a period of less than 3 months

Parking a motorhome, caravan or converted van on land classed as a non-building zone is usually allowed if you do so within the less than 3 months a year. In most municipalities there is none no special measures need to be taken.

However, two conditions must be met: that your recreational vehicle is intended solely for personal use and that it is not used as or as an accessory to your principal residence. Motor home, caravan or converted van always keep your means of transportation (wheels, traction, …) to be able to leave your location at any time.

Mobile home on undeveloped land: for a period of more than 3 months

However, if you wish to park your recreational vehicle on land that cannot be built on longer than 3 months a year, you need to perform certain steps. Indeed, such practice is subject preliminary application at the city hall.

To submit a preliminary declaration, you must complete the Cerfa form No. 13404*08, add the necessary additional documents (location plans, sketches, notices) and submit your file to the town hall of the municipality where your land is located, in 2 copies. You can also send by registered mail with delivery notice.

However, note that local planning regulations (local town planning plan or municipal map) may require specific restrictions in case of installation lasting less than 3 months.

In any case, to avoid administrative red tape and to legally install your recreational vehicle, we advise you to contact the town planning department of the city hall of the city where your plot of land is located.
