According to the AEEAP Operations Act, the dividends they distribute to their shareholders from their profits are not taxed. This is one of the tax advantages offered by specific investment “vehicles” in the real estate market to attract more private investors, apart from, of course, institutional investors who are also placed in companies in this sector.

In this context, for Fiscal Year 2022, listed AEEAPs offer dividend yields ranging from 1.8% to 5.3%, which is significant in today’s financial environment. The highest yield (but not the highest dividend per share) is offered by Briq Properties AEEAP at 5.3% as it distributes a dividend of €0.1046 per share on a total of 35.3 million shares (382,030 excluded from the calculation). own shares). The total amount to be distributed is 3.7 million euros.

The dividend yield of a real estate investment fund ranges from 1.8% to 5.3%.

Intercontinental International is also offering a significant profit of 4.5% and a distribution of €3.14 million, distributing €0.3 per share. Recall that Briq Properties entered into a merger agreement through the takeover of Intercontinental International AEEAP. The process under consideration is “ongoing” and is expected to be completed no later than a year later, i.e. around the middle of 2024.

The largest allocation of €65.1 million is offered by Prodea Investments, which also manages the largest real estate portfolio with an estimated value of €2.5 billion. This fact, combined with the selective sale of real estate, which does not serve the strategic planning of the listed company, allows significant funds to be distributed annually. In fact, this is possible, despite the fact that the company’s investment and development program is significant. In 2022 alone, 250 million euros were spent on the purchase of real estate and investment in new buildings. However, the problem is that the share capital of Prodea does not have the necessary distribution among small private shareholders.

Also important is the distribution of this year’s dividend by Premia Properties AEEAP, which is thus completing its full recovery due to the difficult position it was in prior to the acquisition of the majority of the shares (Pasal, as it was then called). , expatriate businessman Mr. Ilias Georgiadis. The company distributes its first dividend in the new format in the amount of 1.74 million euros, or 0.02 euros per share. It should be noted that the management of Premia has made it a priority to further develop its real estate portfolio by investing 60 million euros in 2022. In this context, a total investment program of around 150 million euros is expected over the next 12 months to increase the current real estate portfolio, which is worth almost 240 million euros.
