What properties are considered suitable
A prerequisite is that young people do not have other assets that cover their housing needs.
The property suitable for habitation, in the case of unmarried and childless beneficiaries, has a size of more than 50 sq.m, and for the rest, the size is increased by 10 sq.m. on a family member.
In addition, properties with a joint ownership share of more than 50% are considered suitable, and they also have either full ownership or usufruct. In addition, property that is in the same regional unit as the place of work or profession is eligible (outside the region of Attica, where it is considered suitable if it is located within it, with the exception being the islands, where the property must be located within islands other than Crete).

The maximum loan amount is 150,000 euros. The commercial value (contract value) of the properties cannot exceed 200,000 euros and an area of 150 sq.m., while their age must be at least 15 years, which will be obtained from their building permit, and they must be located in a Residential area.
The participation of borrowers will be only 10% of the value of the property. Thus, the loan cannot cover an amount exceeding 90% of the value of the property.
The maximum repayment period is 30 years, and the property purchase cannot be made by a relative of the borrower in the first or second degree, or by a person connected to the buyer by a cohabitation agreement.
The amount of financing through DYPA (75%) will be interest-free, and the rest (25%) through banks will be interest-bearing (with a fixed or variable interest rate). Therefore, the interest will be about 1/4 of a “regular” mortgage without co-financing.
In the case of young couples with three or more children at the date of application for funding, or young couples who have three or more children during the loan repayment period (up to age 30), the interest rate will be zero on the entire loan.
The total budget for lending is 500 million euros. The resources come from DYPA, which pays an amount of EUR 375,000,000 to finance 75% of the capital of the loan and an amount of EUR 125,000,000 from banks to finance 25% of the capital of the loan.
In addition, there is an additional amount from DYPA to cover subsidized interest and management fees.
