In other words, the total income so far from the sale of real estate and apartments is 183 million, while the listed company has also recorded additional income from cooperation with TEMES. In particular, the sale (signing of the notarial deed) has been completed for 19 plots (The Cove Villas) out of 28 available plots, with the total proceeds from the sale in question amounting to approximately 77 million euros (50% of the value of the plot). In addition, customer advances have already been made for seven plots, the total amount of advances of which is about 2 million euros. Completion of the sale and purchase of these seven land plots is expected in the second quarter of 2023.
The sale (signing of the notarial deed) was also completed for 127 apartments out of 169 apartments (75% of the total) in the Marina Tower or Riviera Tower, with a total sales revenue of up to 71 million euros (20% of the price). Customer advances have already been paid for 27 apartments (16% of the total), with a total advance of about 8 million euros. Completion of the purchase and sale of these 27 apartments is expected in the second quarter of 2023. Negotiations for the remaining 15 apartments are in the final stages in order to make appropriate advance payments from interested buyers, according to Lamda Development. in the corresponding announcement of the Athens Stock Exchange.
Concessionaire Ellinikos also received additional income from the sale of real estate as part of a strategic partnership with TEMES.
With regard to the so-called The Cove Residences (Condos), duplexes or triplexes behind the villas, Lamda notes that in order to reserve the future acquisition of the apartments in question, the client has already made advances, which corresponds to approximately 91% of the areas sold, which amount to approximately 26 million euros. It is expected that the signing of the notarial deeds on the completion of the purchase and sale will begin in the second quarter of 2023, where 25% of the total cost will be collected.
However, concessionaire Hellinikon has also contributed real estate income to the fund as part of its strategic partnership with TEMES SA, with which they will jointly develop hotels and serviced residences. In this regard, on March 6, a first installment was paid totaling approximately 30 million euros in connection with the sale of Elliniko MAE, in principle, 100% of the right to full ownership of a property of 80,011 sq.m. in the building zone “PM-A2” of the metropolitan field of Ellinikon – Agios Kosmas and, secondly, 100% land rights with an area of 132,821 sq.m. in the building area “PM-A1” of the metropolitan field of Ellinikon – Agios Kosmas. It is recalled that the objects in question concern the strategic cooperation for the joint development of two modern luxury 5-star hotels and their corresponding tourist-residential complexes (branded residences) on the Hellinikon coastal front.
