The building will have a ramp that will go up to the roof.

• Commercial shops up to 1500 sq.m. in general, with the limitation that they refer to the spatial designation of the area as a maritime tradition park, restaurants and eateries.

The project will be implemented with a donation of 35 million euros from the shipowner Ari Theodoridis and will be called Odysseus – Greeks and the Sea.

• Floating infrastructure and marine recreation centers.

• Mooring of ships, traditional ships, wrecks, floating shipyards, or other artificial structures or works of art, such as free artificial underwater attractions, is permitted in the provided sea space.

• Underground parking for 120 cars.

• A 15-acre park will be created in the surrounding area.

• The road that currently runs in front of the Flisvos area will be moved inward (toward the municipal pool) to create a single zone.

In total, the area will allow the construction of 12,000 square meters of buildings. (up from the 10,500 sqm allowed today) and 7.6 acres (up from 6.5 acres). It should be noted that two ordinances governing the area, from 2004 for the coastal area and from 2013 for Falirikos Bay, will be amended in order to create the park, as part of the territory is located on the edge of the improvement zone (in the area between the current Flieswow pier and taekwondo stadium).

Culture and recreation

According to the plans (drawn up by the office of Th. Papagiannis and Associates), the maritime tradition park will be a strong cultural pole that will complement the revitalization of Falirikos bay and create synergy with the uses already found in the area. . Cyclops will take care of the Odyssey port

Special Purpose Company “Odysseus, Hellenes and the Sea S.A.” will operate a naval shipping fleet. As with the Cultural Center, the park will be built by “Odysseus” (to whom the area has been granted), which will be controlled by the donor until the completion of the project, and then by the Greek State (Ministry of National Defense). When the project is completed, the board of directors of Odyssey (which will be led by the Ministry of National Defense) will consist of seven members, four of whom will be appointed by the ministries of national defense and shipping, two from Cyclops and one from the shipbuilding industry.

Cyclops will retain a form of control over the park, as the contract stipulates that he will have the right to control all of the organization’s books and records. As support for the shipowner’s donation, the state will exempt the Odyssey from VAT both during construction and operation. The Ministry of Natural Resources also undertakes to approve all studies within one month from the date of their submission, and the state not to delay the implementation of the park for more than a year (otherwise the donation agreement is terminated and what he has is returned to the donor). spent). Cyclops will also be able to hold ticketless events at its facilities.

The adjacent tram stop, unless a new one is created, will be renamed from Trocadero to Naval Traditions Park. Cyclops will be able to give the exhibition hall and/or amphitheater a name of their choice and place their emblem in the park. However, he did not ask to include his name in the name (as was done with the Cultural Center – Stavros Niarchos Foundation).

Finally, the state will be responsible for the maintenance and operation of the park, it will not interfere with its architecture and will not remove exhibits except for maintenance. It should be noted that during the operation it will be possible to receive financial support from individuals in the form of sponsorship, while the amount they offer is deducted from their income.

In terms of donor commitments, it will cover the costs of research, construction and equipment of all facilities in the amount of up to 35 million euros, and any excess of the amount will be covered by the state. Donor financial support ends with construction and will not continue during operation, which will be taken over by the Ministry of National Defense, which will also be the owner of the facility.
