Positive for the future course of demand in Greek housing market – conclusions drawn from a study conducted by the brokerage group RE/MAX Europe with the participation of RE/MAX Hellas. According to the data, more than one in five Greeks (22%) who took part in the survey say they are likely to change their place of residence in the future, which is much higher than last year. In fact, 55% express a desire to move within the next five years, and 17% report the same intention, but in a much shorter period of time, namely within the next 12 months. It should be noted that the corresponding percentage in Europe (12 months) does not exceed 0.8%.

At the same time, among those who say they want to move within the next five years, 46% say they will buy real estate, and 34% – a long-term lease. Compared to the rest of Europeans, Greeks are twice as likely to choose long-term rentals, and only 20% are interested in buying a house compared to 34% of Europeans. It is also notable that 20% of the Greeks who took part in the survey said they are thinking about moving or buying property in another country, with Italy and the UK being the top two destination countries.

In terms of the top reasons for moving and relocating, the top three are lifestyle changes (32%), desire for more space (29%), and changes in personal situations (23%). On the contrary, the factors hindering the resettlement to another property include the rise in the cost of living (30.7%) and the change in financial situation (29.2%). However, the rising cost of living is a concern for many potential property buyers. In the rest of Europe, rising costs are the most important factor, followed by changes in personal circumstances (23%), lifestyle changes (23%) and the desire for more space (22%).

At the same time, in Greece, the majority of survey participants (63.2%) said they prefer the city to the suburbs, with notably those already living in the urban center wanting to stay there due to access to health care. healthcare, better infrastructure and more job opportunities. A higher percentage is recorded only in Poland and Israel.
