In contrast, demand based on the number of bookings is not yet proportionate as it is estimated that many visitors make their eventual move closer to their eventual arrival date. And in December, bookings reach 5,121, or 141%. higher than last year and up 10% compared to December 2019. Notably, October is estimated to have ended with an increase of 35% over last year and 33% over 2019, with a total of 33,927 overnight stays.

Orders show a downward trend in the following months, especially from December.

In Kukaki, the average price in November is 104 euros, which is only 2% lower than last year, but 44% higher than in 2019. This trend continues in the following months, with a minimum price of 95 euros in January 2023, but an amount that is 47% higher than in 2019. In terms of demand dynamics, 4,549 nights were recorded in November, which is 29% more than last year, but 41% less than November 2019. Accordingly, in December the number of bookings is 48% more than in November 2019. compared to the previous year, but 28% lower than the corresponding month of 2019.

In the area of ​​the Museum, Exarchia and Naples, the average cost of living is also higher than in 2019, reflecting the increase in prices seen during the pandemic due to a significant reduction in supply. In other words, it seems that most owners (those who stayed on digital platforms, but also those who are now returning) are trying to keep the “acquisitions” of the last two years. Similarly, in the case of Exarchia, the average price per night in November reaches 66 euros, which is 16% higher than in November 2019, but also 2% higher than last year.

In terms of bookings, there were 2,436 bookings in November, up 51% from last year but down 46% from the corresponding month of 2019.
