
A huge residential area with 14-storey blocks and around 3,000 homes could come up next to Lake Morii in the capital, according to some detailed town planning plans that have been put out for public consultation by the Sector 6 City Hall. The project was initiated on the basis of urban planning documentation approved by the General Council in 2013, which allows the construction of 35-story towers. Residents of the area oppose the project because it is a house with narrow streets, and a residential complex of this size creates traffic. It remains to be seen whether the real estate project will be approved by the District 6 local council.
In December, the District 6 City Hall submitted three detailed town planning plans for public comment, through which the owners seek permission from the District 6 local council to build a huge residential area with 14-story blocks, with a total of almost 3,000 residential units, between Lake Mlyny and Derev/Shovkovytsi streets. The project is divided into three phases, for each phase a detailed urban planning plan is drawn up:
- And the turn – on a plot of land with an area of 22,434 square meters. The beneficiary – Lacul Morii Residence SRL – wants to build two blocks of 14 floors, two of 11 floors, one of ten floors and two of 7 floors, one of 4 floors and one of 3 floors, all with basement parking. A total of 570 residential units and 745 parking spaces.
- Phase II – on a plot of 19,216 square meters. The beneficiary – Royal Spain Imobiliare – wants to build: two blocks of 14 floors, 4 blocks of 11 floors, two blocks of 7 floors and one block of 4 floors. A total of 705 residential units with 1000 parking spaces.
- Phase III – on a plot of land with an area of 76,144 square meters. The beneficiary – Royal Spain Imobiliare – wants to build: four blocks of 14 floors, 7 blocks of 11 floors, 4 blocks of 10 floors, two of 7 floors, two of 4 floors plus two buildings of two, respectively 3 floors, where the nursery will be placed /kindergarten and school. In total, more than 2,400 housing units with more than 3,800 parking spaces.
SC VEGO DESIGN EXPERTISE SRL is the developer of all three PUDs.
The Sector 6 City Hall has granted planning approval for the three projects, but the final decision rests with the City Council, which can approve or reject the project depending on the opportunity.
Sector 6 Mayor Ciprian Chuku says the project is inappropriate for the area.
- “This project has a long history, as it was already voted by the PUZ in the General Council in 2013. A project with several thousand apartments is inappropriate in the area, both from an environmental point of view and from the point of view of the congestion of Căia Giulești, which is already overcrowded. In addition, it puts pressure on small networks of buildings.
- I expect the PNL Sector 6 members to not vote for this PUD at the local council meeting. I have serious questions about how the approvals related to this project are being given by the PMB assessors. The bad thing is that there is already that PUZ from 2013, which allows to build much more apartments (30+ floors) than this PUZ requires.
- So also with the help of advisors at the PMB level, we can get authorization requests for many more flats.
- If all these permits are issued, perhaps based on some far-fetched studies, the chief architect at the Sector 6 City Hall level will not be able to do anything but take note of them and issue a building permit,” Chuku told HotNews.ro. .
The construction of blocks up to 35 storeys high was approved on this land by the General Council/City Hall of the capital in 2013 through the Zonal Urban Development Plan (ZPA). PUZ did not have an expiration date. Indicators from this PMU were accepted into the Coordinating PMU of sector 6, but this was canceled by the court.
The detailed town planning plans submitted for public discussion by the City Hall of Sector 6 practically detail the real estate project approved in 2013.
Residents of the district oppose real estate.
“After the reports received through the bailiffs’ department and the placement of an information board at the site, reports were received both from the nearest neighbors and from other affected residents of the area. They objected to the densification of residential development on the territory, traffic jams, pollution, additional pressure on construction networks, and the proposed height regime for the building, which is the subject of the PUD documentation,” the message reads. appendices to the draft decisions, in summary regarding public consultations.
A new road with two lanes in each direction is proposed right at the base of the dam, but it is not built, and it is not known if the city will ever build it.
Now the decision belongs to the 6th district council.
