In the publication of the Town Planning Plan and the City Development Plan for Eye, Kokkino-Limanaki and in the wider area affected by the fire, the Ministry of the Environment started on Friday. The plan finalizes the building blocks, common areas and infrastructure in the five urban units of the fire-affected area, into which the site was integrated, where the housing program for the victims will be implemented. Interested parties have 20 days to submit their objections to the municipality to which they belong, so that they are included (if accepted) in the executive act, the final stage of the urban development of the area.
Detailed urban planning plans were posted on Friday for comment on the websites of the municipalities of Marathon and Rafina-Piquermio. These are five sites that have been decided to be urbanized: Agia Marina (146 acres), Mati (1371 acres), Kokkino Limanaki (559 acres), Skoufeika (308 acres) and Pefkona (210 acres). Considering that the building conditions (e.g., coefficient, height) and land use (purely residential, except for one point) have already been determined for each area by a special urban planning plan (Government Gazette 398/D/2022), the urban planning plan boils down to imprinting on the map the layout on building block level.
points of interest
Among the most interesting:
The conditions of development and land use are reflected in the urban development plan – a 20-day period for objections.
• An open area of 6-26 meters wide is maintained on the beach in front of Matiou, part of which will become a footpath. The original goal was to create a free zone 30 meters from the sea line, which proved to be impossible since most of the beach developments have a legal building permit. However, there is a (negative) discretionary regime: while legitimate buildings can generally be contained within a 30m zone, those that have been destroyed and need to be rebuilt “may not be placed within a 30m zone from the sea”.
• For plots in Skufeik and Pefkonas that have been classified as forests but their owners have filed an objection that has not yet been considered, it is envisaged that in the next stage (implementation act) they will be classified as either building plots or parks. / groves.
• The width is defined as 750 sq.m., but by way of derogation, building on plots of 250 sq.m. is possible if they do not come from illegal development and the site has a minimum “face”. “8 meters to the road.
• The “rescue” of buildings built in the riverbeds of the district was approved, with the arrangement of streams with technical works (as originally announced).
